Alpine County is one of California’s smallest by population, located high in the Sierra Nevada near Lake Tahoe and Nevada state line. It is extremely rural, mountainous, and features large areas of forest, alpine lakes and recreation. The prominent “towns” are very small: Markleeville (county seat), Woodfords, Kirkwood (ski area). The housing stock is mostly vacation homes, cabins, and land parcels rather than dense neighborhoods. Because it is remote, any new construction will involve land, access routes, utilities and elevated costs for building in mountainous terrain (likely US$400+ per square foot plus land costs). Existing homes are relatively scarce and values are lower compared to Bay Area counties, but still elevated for rural mountainous locations (often several hundreds of thousands dollars for modest homes). Proximity to the “largest city” is Reno or Carson City (Nevada) or Sacramento at ~2.5-3 hours away. The area is fully rural/recreational oriented. (Detailed ZIP code listings and exact home price averages are less readily available due to the low volume of transactions.)
